Buying a home can feel overwhelming — especially if it’s your first time.

Between pre-approvals, showings, inspections, and closing, it can seem like a lot. But when you break it down step-by-step, it’s actually much more manageable than it seems.

Here’s a simple, real-world breakdown of what the process actually looks like 👇


1. Getting Pre-Approved

Before you start seriously looking at homes, the first step is getting pre-approved with a lender.

This tells you:

  • what price range you’re comfortable in
  • what your monthly payment could look like
  • and shows sellers you’re a serious buyer

In today’s market, most sellers won’t even consider an offer without a pre-approval.

2. Starting Your Home Search

This is the fun part — looking at homes and figuring out what you like.

  • or aren’t even listed publicly yet

5. Under Contract (Inspections + Next Steps)

Once your offer is accepted, you’re officially under contract 🎉

During this phase:

  • you’ll have inspections done
  • we may negotiate repairs or credits
  • your lender will continue the loan process

6. Appraisal + Final Loan Approval

Your lender will order an appraisal to confirm the home’s value.

At the same time:

  • your loan goes through final approval
  • documents are reviewed and finalized

👉 I stay in close contact with your lender and the other side to make sure everything stays on track.


7. Closing Day

This is the final step — and the best one.

You’ll:

  • sign your documents
  • get the keys
  • officially become a homeowner
